One of my favourite parts of being a REALTOR® is the conversations I have every single day. Whether I am showing properties, meeting with sellers over coffee, or chatting with someone at the grocery store, the questions are remarkably similar. Real estate is always changing, and people want to know if now is the right time to make a move.
Here are four of the most common questions I am hearing right now.
1. Should we wait until fall to purchase or sell?
The honest answer is…it depends on your personal circumstances, not simply the calendar.
Many people believe September is the “better” market because everyone returns from vacations. While activity often increases after Labour Day, summer still offers wonderful opportunities. Families hoping to move before school begins are motivated, relocation buyers are actively searching, and many sellers enjoy less competition than they would later in the year.
Rather than trying to perfectly time the market, focus on your own goals. If you are financially prepared and have found the right opportunity, waiting may not provide the advantage you expect.
2. Will there be more houses available later?
Possibly…but there are no guarantees.
New listings continue to appear throughout every season. While inventory sometimes grows as summer winds down, additional supply also means more buyers are entering the marketplace. Increased selection can be wonderful, yet desirable homes often continue attracting strong interest.
Instead of wondering what might arrive next month, concentrate on what is available today. The perfect property could already be waiting for you.
3. Should we buy before we sell?
This is probably the question I answer most often.
There is not one solution that works for everyone. Purchasing first provides confidence that you’ve secured your next home before letting go of your current one. However, it also means carefully considering financing, carrying costs, and timelines.
Selling first offers financial clarity because you will know exactly how much equity is available for your next purchase. The trade-off is finding the right home within your preferred timeframe.
The best strategy depends on your comfort level, budget, and local market conditions. Every family’s situation is unique, which is why personalized planning is so valuable.
4. Are buyers still active during the end of summer?
Absolutely!
People do not suddenly stop searching because August arrives. Many purchasers remain highly motivated, especially those hoping to settle before fall routines begin. Others have spent weeks researching and are finally ready to write an offer.
Serious buyers continue attending showings, arranging financing, scheduling inspections, and making decisions. In fact, homes that are well-priced, beautifully presented, and professionally marketed often receive excellent attention during late summer.
The biggest lesson I share with every client is this: Do not let myths guide your decisions.
Real estate isn’t about choosing the “perfect” month. It is about understanding today’s market, preparing properly, and creating a strategy that works for your specific goals. Every move is different, and the right timing for one family may be completely different for another.
