Plans for a new Moncton neighbourhood spanning around 80 acres have taken a step closer to reality.
Station Yards borders Wheeler Boulevard to the west, Bâtisseurs Street to the north,
Mountain Road to the east and the existing Pinehurst neighbourhood to the south.
Most of the land is currently vacant, except for the western side, where Shannex built a two-storey nursing home in 2021. In 2023, a two-storey addition/expansion of the nursing home was developed, connecting additional nursing home beds to the first building.
The master plan of the project has been divided into three areas.
The first is the Shannex campus section, which includes the nursing home. There are plans for future buildings to provide a variety of independent and semi-dependent living housing opportunities with high-density buildings up to 12 storeys in height. It’s anticipated that there will be 1014 units, including the 180 units/bedrooms that exist today in the nursing home.
The second area is a townhouse section, which will consist of various housing types, including lower-density townhouses, and low-rise and mid-rise apartment buildings up to 10 storeys in height. This section will include an estimated 1569 units, with the opportunity to both own and rent.
The third phase is a higher-density & municipal parkland section. It will be built in the northern portion and includes high-rise apartment buildings up to 18 storeys. It will include 2300 units and will consist predominantly of rental housing.
The overall projects include more than 4800 housing units for around 9000 residents.
Construction for the Station Yards could take ten to 15 years, and further growth beyond is also planned. “What administration, our team, tied to do is build a really effective sandbox for Shannex to play in, that did have a thorough review but did enable density,” City Long Range Policy Planner Josh Davies stated at a Moncton City Council meeting.

Moncton City Council voted unanimously in favour of moving ahead with the project.
