Restaurant, gas station, coffee house, proposed for Queensway Drive

A public hearing is planned in March for another proposed commercial development for Moncton.

Fen’s Market Inc. has a planned development at Queensway Drive and Mapleton Road.

It will feature an eight-pump gas station, 10 electric vehicle charging stations, Denny’s restaurant, a convenience store and a Starbucks.

Studies were required, and results were presented to Moncton City Council on Monday night.

A cost-benefit analysis examined the City’s costs over 25 years, from 2024 to 2049.

No new roadways were anticipated, nor water, sewer or storm pipes, because they already exist on Queensway Drive.

The proposed development is also currently serviced by Moncton Fire and police services.

It was also projected to generate $45,368 per year in tax revenue in 2024 dollars.

A traffic impact study found that the proposed development will increase traffic volumes, but it also found the majority of these trips are expected to be ‘pass-by-trips’ by vehicles that already travel near or by the site regularly.

City of Moncton Urban Planner Dylan Geldart told City Councillors that the New Brunswick Department of Transportation and Infrastructure has improvement plans for traffic that are expected in 2025.

“A roundabout at the Mapleton Road and Trans Canada Highway westbound ramp, and an additional turning lane at the Trans Canada Highway eastbound ramp. These improvements have been planned by NBDTI for many years.”

The proposal will be presented to the Planning Committee on February 26, a meeting that is open to the public.

The public hearing is scheduled for March 17.
